Realtors will use Showing Time to schedule appointments to show your home. You set the terms/restrictions (if any). The system will request feedback from the tenant’s agent and you will receive that feedback via email.
This is available to all applicants at no charge to you. Applicants pay $40 each on our secure web site. We run the report through our automated system which checks credit history, criminal history and eviction history, and renders a recommendation. You will receive a copy of their application, but not of their credit report.



If paperwork freaks you out, we are here to help. Once you find a tenant and negotiate the terms of your lease, simply fill out our simple form and we will prepare your lease and send to all parties for electronic signatures. We use the standard PAR (Pennsylvania Association of Realtors) and once signed, both you and the tenants will receive a completed copy.
Store a key in the lock box for when agents show your property and you cannot be there. We will hang it and take it back once your subscription ends.
A report showing recent similar rentals in your area, as well as current listings that are your competition. This is used for the purpose of helping you price your property for rent. It is not an appraisal Appraisals can only be performed by licensed appraisers.
High quality photos are one of the best marketing tools you have. We will send a photographer to your home to take a minimum of 25 photos.
Your rental will be listed on the MLS (Multiple Listing Service). The purpose of the MLS is for real estate brokers and agents to share listing info with one another and to offer cooperating compensation to other agents, should they bring a tenant that results in a lease. Commissions are negotiable, but it is our policy to offer a minimum of 1/2 month’s rent to tenant’s agents. Commission is only paid if a tenant’s agent is involved. If you find your own tenant, no commission is due.



We will collect rent electronically from your tenant and disburse to you electronically, direct to your bank account. All payments are sent to you within 2 business days of the funds clearing. Owner statements are emailed with each disbursement. You will also have 24/7 access to your online owner portal to access your account at any time. Year end accounting statements and 1099’s are included.
You set the terms of late fees in your lease. Our system will automatically generate late fees. Once late fees are collected, we will collect our 25% and disburse the balance to you within 2 business days of the funds clearing.
In the event that of nonpayment, we offer collection agency services. we have contracted with a 3rd party collection agency. There fee is 41% of collected funds. Of what is left, we collect 25% and disburse the balance to you within 2 business days of funds clearing our account.
